Cook County Board of Review Opens 2026 Property Tax Appeal Season
The Cook County Board of Review officially opened the 2026 property tax appeal season on Monday, July 27, giving homeowners, businesses, and other property owners across Cook County the opportunity to appeal their property tax assessments.
Property owners can file an appeal online through the Cook County Board of Review's website during their township's designated filing period. Appeals may also be submitted by an attorney or tax representative on a property owner's behalf. There is never a fee to file an appeal.
In a joint statement, the Cook County Board of Review Commissioners emphasized their commitment to providing every property owner with a fair, transparent, and accessible appeal process. They encourage property owners to carefully review their assessments and consider filing an appeal if they believe their property's assessed value does not accurately reflect current market conditions or contains factual errors. During the 2025 tax year, the Board of Review processed a record 290,533 appeals.
The Cook County Board of Review serves as the second level of the property tax appeal process, independently reviewing decisions made by the Cook County Assessor's Office. When reviewing an appeal, the Board considers evidence submitted by property owners, including comparable property information, market value, property characteristics, and other relevant documentation.
The 2026 appeal season follows another year of historically high appeal volumes, highlighting the continued importance of providing taxpayers with access to an independent and impartial review of their property assessments. The Board of Review plays an important role in providing checks and balances within the Cook County property tax assessment process.
