Magnificent, gorgeous, upscale living in downtown South Holland has been highly anticipated by many since the Village of South Holland unveiled the Master Plan for TOWN CENTER earlier this year. What began as a concept is quickly moving towards reality as the community introduces The Brownstones at Park Place, South Holland, Illinois.

On November 28, 2005, a special groundbreaking ceremony was held, launching the start of the redevelopment of TOWN CENTER, which includes approximately 25 acres of the "old" village of South Holland. Soon, the north side of 160th Place, east of South Park Avenue, will blossom into The Brownstones at Park Place, to be built in three phases with as many as 50 picturesque owner-occupied units. This new development will offer an urban lifestyle, featuring suburban living with downtown convenience.

During the highly anticipated groundbreaking ceremony, guests sneak a peek at the floor plans of five different lavish brownstone models that offer three-story living space, handicap accessibility, two car garages and private patios.

Seven brownstone units overlooking beautiful Veterans Park will be built in Phase One, with the enjoyment of a variety of park amenities, including new state-of-the-art playground equipment.

Homebuyers seeking elegant, upscale living in downtown South Holland will have an opportunity to capture the vision of the brownstones when they visit the new sales center, which opened its doors at 16080 South Park Avenue on December 1, 2005. The sales center will showcase five different lavish models that offer three-story living space, handicap accessibility, two car garages and private patios.

A new Brownstones Homeowners Association will carry the responsibility of outside maintenance of this development, including highly scripted landscaping, offering residents a more carefree lifestyle.

A choice to buy one of the new brownstones will be a choice to be HOME and to be within walking distance of fine dining, shops, and the highly anticipated Metra commuter rail station.

The Mayor, Village Board and Administration have been working diligently for many months on a major plan to redevelop South Holland's old downtown area and bring exciting new growth to the community.  This master plan for redevelopment is ready to be unveiled!

South Holland's new TOWN CENTER will include signature shopping, owner occupied single family residential units with tranquil garden courtyards and entry gate features, beautiful landscaping, attractively designed office/retail buildings, sufficient parking, as well as a variety of services to an area that will support the proposed Metra Railroad station.

"It's one of the most important moves we're making," beamed Mayor Don A. De Graff.  It's a move that is assisted by Town Center Project Director, Ralph Edgar and architect Chuck Smith of Arete' 3 Ltd. Design Group.

Also included in the plan are street reconfigurations designed to ease traffic flow in the new Town Center area.  In addition to a traffic signal at Wausau Avenue and Route 6, Wausau will be pushed through to 161st Street.  The preliminary concept plan shows the new street lined with multi-story retail/residential units, making it very convenient to shop, conduct municipal business or catch the Metra train.

South Park Avenue will be made more attractive with new facades and some new edifices.  New businesses will be recruited to complement existing business and to increase sales and pedestrian traffic, providing an urban downtown feel.

"It will bring an urban lifestyle to the suburbs - a place where people will want to be and be seen," said architect, Chuck Smith.

South Holland, once again on the cutting edge of economic development and continued growth!
